Below, we explain step by step how our reservation process works:
1. Choose the dates and apartment that best suits you.
Visit our website and enter your exact arrival and departure dates in the search box. All our apartments are available exclusively for short-term rentals, with a minimum stay of 32 days and a maximum of 11 months.

Once you've selected the apartment that best suits your needs, you can pre-book online by paying the indicated amount. This pre-booking guarantees that the apartment will be held while we review your documentation.
2. Review and approval process
After completing your pre-reservation, you must submit the required documentation to formalize the contract. This step is essential, as our apartments are exclusively for temporary stays, and we must provide proof of the temporary nature of your stay.
🔸 The document review process may take between 3 and 5 business days, especially if it falls on a weekend.
🔸 If the application is denied for any reason, the full amount paid for the pre-reservation will be refunded.
📌 Important: These rentals have fixed start and end dates and cannot extend beyond 11 months. Permanent stays are not permitted.
3. What documentation do you need to present?
For stays longer than 31 nights, we require the following documentation:

🔹 Justification for the reason for your temporary stay in Barcelona, according to your profile:
Students :
- University admission letter
- Proof of payment of tuition fees
- Proof of financial solvency and/or guarantee
- Registration confirmation with start and end dates
- Proof of address in the country of origin (certificate of registration, etc.)
Employee :
- Employment contract
- Last three payrolls
- Letter from the company detailing the temporary relocation
- Income tax return
- Proof of address in the country of origin
- Proof of entry/exit date (travel tickets)
Self-employed worker (freelancer) :
- Income tax return
- Last three income tax payments
- Temporary project test in Barcelona
- Certificate of address of origin
- Entry and exit tickets
- Temporary visa if applicable

4. Income verification
We conduct a financial solvency review for stays of more than 31 nights.
🔸 Monthly income must be at least 2.5 times the monthly rent.
🔸 This verification may take up to 5 business days.
🔸 Once approved, you will receive final confirmation of your reservation.
5. Confirmation of your reservation and payments
To confirm your temporary rental on My Space Barcelona, you must pay:
✔️ The first month's rent
✔️ The agency fee, which is already included in the total price shown on our website (for contracts of 1 to 11 months).
Cancellation Policy
- Full refund if you cancel within 48 hours of booking (and more than 30 days before arrival).
- After this period, the first month's fee and the agency fee will not be refunded.
- You can change dates up to 30 days before arrival, subject to availability.
6. What does the rent include?

Supply costs:
A fixed monthly fee will apply for water, electricity, gas, and internet usage based on the size of the apartment:
- 1 room: €175/month
- 2 bedrooms: €225/month
- 3 bedrooms: €250/month
- 4 or more rooms: €300/month
📌 At the end of your stay, actual usage will be reviewed and, if there are any discrepancies, adjusted against your deposit.
7. Maintenance and technical service
We have our own maintenance team who will be responsible for resolving any issues during your stay.
If the damage is a result of misuse of the apartment, the cost will be borne by the tenant.
8. Inventories and Security deposit
An external company will conduct a detailed inventory with photographs at the beginning and end of your contract. This ensures a fair return of your deposit.
Security Deposits:
- It is returned within a maximum period of 31 days after departure.
- Any pending consumption or damage will be discounted, if any.
9. Delivery of keys
Once your reservation is confirmed and payment is made, you will receive an email with instructions on how to pick up the keys to your apartment.
10. Other aspects to take into account
ITP (Property Transfer Tax):
It's mandatory for all rental contracts in Spain and must be paid at the start of the contract. You'll need a DNI or NIE (National Identity Document) to process it.
Home insurance:
Our apartments have basic insurance that covers the contents and interior of the property, but not the tenant's personal belongings. We recommend purchasing additional insurance.
Companies:
We offer billing options with or without VAT, depending on the type of contract. Please consult the terms and conditions for your specific case.
